Why would you take a buying broker?

You want to buy a home. You have already viewed many houses on Funda and you may even have viewed houses. But you have not yet found that new house, let alone bought it. Friends you speak to have bought their house with a buying agent. Why would you take that? You can also search yourself, make an appointment and assess whether the house tempts you enough to bid.

In most cases it is wise to hire a (good) buying agent. We have listed a number of reasons for you:

Get it before the market
A good buying agent creates a search query with search profile in his system, focused on your wishes and desires. You will receive immediate notification of properties that are newly offered and meet your search requirements. He monitors the market for you daily. If he sees something, he will call you immediately. These properties are usually not yet on Funda and are only visible to real estate agents and their seekers. Certainly in times of an overheated housing market it is important to get a good place in the often long line of appointments. A good home in a sought-after location can easily attract 30-50 viewers. The first places are often reserved for viewers who come with a purchase broker. He also looks at issues such as the year of construction of the home and the risks that can arise with homes from that period (such as asbestos and the use of poor building materials).

You are emotionally involved in the purchase of your potential new home. Not your buying agent. With his expertise and your search profile in mind, this person can not only look at the property objectively, but also look through it. He will point out structural issues that you will not notice, but he will also point out architectural opportunities and possibilities. And should you need to renovate, then your broker will know which renovations you will and will not receive from the municipality.

Negotiation
If you are interested in the property, your broker will prepare a bid for you very carefully. He will investigate similar transactions in the immediate area and will plus and minus the property that you have seen to arrive at a good value judgment. He then weighs this up with all the information he has managed to get away from the sales broker (how busy was it, are there already bids, are they good, what is the delivery date, why do the sellers want to leave, etc.).
