Sale or purchase of a home with solar panels

Solar panels increase the value of a home. A home with solar panels has a better energy rating. Depending on the type of home, the surface area and the number of solar panels, this can save up to 3 “label steps”. According to research by the TIAS Real Estate Lab, homes with an A energy label yield on average € 12,000 more.

But what happens to the solar panels when a home is sold? That is up to the seller and the buyer. The seller indicates via the “list of items” which parts of the house are also sold, which are for acquisition and which are taken along. This list of things is usually in the sales brochure of the home. Many viewers assume that the available solar panels are included in the purchase as standard.

Note: that is not the case! Because the solar panels are often offered for acquisition, it may be advisable to indicate when making a bid that your bid includes the acquisition of the solar panels (and any other items that are on the list of items for acquisition).

For you as the seller of the property, it is important to realize that moving the installation entails costs (€ 2,000 to € 3,000) if you have this done.
